Wreck of the Week: a cottage in Dorset

This little gem would repay your TLC

What? Marley Cottage is a Grade II listed thatched two-bedroom cottage with reception room, bathroom, kitchen and garden. In all, 495 sq ft.

Where? In Enmore Green, Shaftesbury, Dorset, half a mile from the town centre.

How much? For auction at a guide price of £125,000 on April 23.

How wrecked? “It's not really habitable,” the agent says. A new owner would have to install heating, insulation, a new kitchen, bathroom and conservatory, and sort out the damp and “wonky” floors.

Background

How much will I have to spend? A minimum of £20,000. It might then be worth about £180,000.
