What? Alphabet Lodge is a derelict two-storey detached 1900s house overlooking a canal with three bedrooms, one reception room, kitchen, bathroom, garage and 80ft back garden.

Where? In the village of Ansty, six miles northeast of Coventry, in Warwickshire, less than a mile from both the M6 and the M69. Coventry airport is five miles to the south.

How much? A guide price of £165,000 has been set for an auction on March 31 at the Royal Garden Hotel in Kensington, West London. The agent believes that a likely selling price is £180,000.

How wrecked? The reason the house is in such a bad state is unknown. The agent describes it as “one of the worst houses I've ever seen”. All the windows are smashed, the floorboards have been ripped up, and there is said to be a pervasive smell.

Background

How much will I have to spend? About £60,000 to install a new electricity supply, plumbing, windows, bathroom, kitchen and floors. The value might then be £280,000.
