More than 5,000 people took part in this year’s Architect in the House scheme, which is part of Architecture Week. Don’t worry if you have missed the boat — you are more likely to find the best person for you and your project by putting in some time and research yourself.
Start by asking around for recommended architects. Don’t rely on the advice of one person, particularly if they work in the industry. A builder, for instance, may simply recommend an architect who gives them the most work. You can use Yellow Pages or ring the Royal Institute of British Architects’ Client Services (020 7307 3700) and outline your project and budget. For no charge, they will suggest at least three local architects.
Meet each architect in your house. Describe your aims and budget and prepare a list of questions. Does he have experience with your type of project? Will he or an assistant handle the work? What is the timescale, construction costs and fees? Any hidden extras? Talk to previous clients to see if he is more than just a salesman with good drawings. Was the design high quality? Did he stay within budget? If yes, then go for it. Make sure your architect sets out a letter of appointment, the written contract for the project.
Architects don’t work on minimum fee scales but simply ask for what they can get. RIBA has indicative fee scales but some architects work for less. For an extension, expect to pay about 15% of the project cost; for smaller jobs, hourly rates start from £50. I recommend you buy a copy of A Client’s Guide to Engaging an Architect from RIBA (020 7251 0791) for £4.
