In very, very central parts of prime London there is still a shortage of certain kinds of stock: in Belgravia and Knightsbridge there are not enough substantial apartments and major homes, while in Chelsea a slight resistance is creeping in to four or five-bedroom family houses, of which there are now more on the market.
There is not a lot of investment buying: many investors out there have the cash, but they believe that we have not yet reached the bottom of the market. All will depend on what the world economy as a whole holds in the autumn.

If you have an efficient one-bedroom flat of 500 sq ft with outside space that is close to the Tube, it will sell. But if it is oversized, with no outside space and ten minutes from transport, it will not. The priority for buyers now is just to be able to afford the property they buy, not to strive for anything more than that.

The market in the south has been slightly more sheltered than Central London, which is reliant on the City. Our Wimbledon office is meeting its sales targets: people are still getting married, having children and moving schools. The mid range - properties priced between £500,000 and £1million - is our busiest part of the market, but flat sales are suffering because it's harder for first-time buyers, spending £250,000 to £500,000, to buy unless they have a deposit of 15 or 20 per cent. Those who do are being helped by parents, are pooling resources or are relying on significant savings.

Managing sellers' expectations in the past few months has been much easier than in the beginning of the year, when we were shunned in disgust at our recommendations. Now you can see the same property still on the market for less. If you really want to sell, then that means at a 20 per cent price reduction since the peak of last year in a number of areas in London.

Some two-bedroom properties that in their prime could have achieved up to £330,000 are now available for around £300,000 and it is now possible to get a one-bedroom flat under the £250,000 stamp duty threshold. Many buyers will no longer pay a premium for a property in a desirable street. Buyers are more interested in looking for homes at a reasonable price.
