Wreck of the Week: a rundown barn in Cornwall

Major intervention is need to rescue this empty shell near St Austel

What? An pre-Victorian detached barn with planning permission for conversion into a two-bedroom cottage with open-plan living area, kitchen and small garden. Area after conversion: about 1,000 sq ft.

Where? In the village of Roche in Cornwall, six miles from St Austell.

How much? A guide price of £75,000 has been set for an auction on May 14 at the Penventon Park Hotel in Redruth.

How wrecked? The barn is currently a disused shell, and would need to be stripped and to have a new roof and new windows installed, as well as water, gas and electricity. The agent believes it to be structurally sound.

Background

How much will I have to spend? An estimated minimum of £50,000 to convert it to a house, installing two bedrooms and a bathroom on an upper floor and kitchen and living room downstairs. The house might then be worth £180,000 to £200,000.
