Is it worth it? Caithness, £130,000

What it is: A half-converted former church, dating from 1844, 13 miles from Thurso. “The internal walls are up and the electrics and plumbing are all done,” says the agent Suzanne Moss. “The owners have done all the hard work, so the project is perfect for anybody who is daunted by the preliminary stages of a conversion.”

The problems: Most of the design decisions have been made. Unpicking these, if you have other ideas, is likely to be costly. Caithness is a long way from Scotland’s main centres.

The advantages: Part-finished projects are often the greatest bargains. The design possibilities of such a building are not so great that you are likely to want to do anything radically different. And, though Caithness is often overlooked, it has a rolling charm all of its own, as well as some of the best beaches on earth.
